Finally the ball is rolling!

It's only taken 4 months but I have finally carried out, inputed and produced an Energy Performance Certificate. I had nearly given up hope, but on monday when I logged on, I saw I had a request for a quote. I eagerly responded with my best sales patter and within a few hours a phone call was exchanged and an appointment set.

I eagerly rushed around getting papers and equipment in order and the next day turned up in plenty of time. I had completed the survey with in 30mins (not bad for my first one I thought, a five bedroom town house) and spent the next 20mins putting the credit crunch to rights.

I left the client with plenty of business cards and brochures, and went to log my results. I had the EPC in my hand with in an hour and the client had it in his 30mins later. 'Now thats service' he said, 'we aim to please' I responded. Cash paid there and then, £60 in the bank. 

Big thanks to Manuel and the DEAlocal, it was looking pretty grim but with this first one under my belt it has revitalised my enthusiasum. A big marketing push is now needed to hopefully keep this ball rolling, even if it is just a gentle roll.

30 minutes for a 5 bed house?

Firstly, I am glad that you have finally found some work. However I cannot see how you can carry out an inspection, including checking insulation in the loft, taking photographs, measurements, etc etc in 30 minutes.

Do you record Site notes for your files?  Do you carry out a risk assessment and record for your files? Do you draw plans to keep in your files? Do you download photographs and print them for your files? Do you double check the EPC result is in line with what you were expecting?

 I am sure that you feel that you are being accurate, but do you have all of the necessary information if someone was to question the result of your EPC?

I have only produced a couple of EPCs locally, and although it takes time to get used to a way of working, I dont think that I could carry out an accurate inspection without all of the above, which, at a push, I could do in about 3 hours.

Or am I being too accurate?

EPC'S PAST TWO WEEKS

It's been so busy suddenly everyone wants an epc for the property they are letting.

Local authority are having all voids surveyed and large companies with large portfolios are having all properties surveyed

I just hope this keeps up and i will be like the reporter from the daily mail said  "in clover"

I'm quick but not that quick

Hi. 30 minutes for a 5 bed room house is quick. I take about an hour for a small flat. Was the house empty? And were the rooms of an easy shape to measure and calculate?

I'm sure you did a good job. As a Bre accredited DEA were are required to photograph and measure the property. Did you do this as well? Good show to you and good luck. I've had 2 booked appointments cancel this week - which has taken off some of the gloss, but I won a quote for 3 flats scheduled for next week.

Ah its the weekend and there's always another week ahead.
