Why do I need an Energy Performance Certificate for my rental property?
You may be aware of Energy Performance Certificates (EPCs) in relation to Home Information Packs (HIPS); however the EPC is part of a much larger programme initiated by the EU called the Energy of Buildings Directive (EBPD). The EU made this directive law and as such every EU Country must have systems in place by the end of 2008, for EPCs to be carried out on all residential and commercial buildings at the point of sale and rent.
The role out to residential property rentals is already underway; however, it will become mandatory to have an EPC for property being marketed for rent on the 1st October 2008.
Under these new rules, landlords will need to provide an EPC to all prospective tenants and provide a hard copy to the selected tenant. However, you will not need to provide an EPC to tenants that renew their contracts as it is not necessary to supply an EPC to an existing tenant.
At Solent Energy Solutions all Energy Performance Certificates are carried out by fully qualified, accredited and insured Domestic Energy Assessors (DEAs). Each EPC will be valid for 10 years unless it is part of a Home Information Pack (HIP) whereby it is valid for 12 months.
Our Domestic Energy Assessors are qualified with the City & Guilds level 3 Diploma for Domestic Energy Assessors and accredited with NHER. For our assessors to be accredited with NHER they have had to pass a Basic Criminal Records Bureau check and will be required to carry a NHER photo identification card when carrying out EPCs.
Energy Performance Certificates carried out by Solent Energy Solutions are covered by Professional Indemnity insurance up to £250,000 and Public Liability insurance up to £3,000,000.
