- I am a qualified Home inspector which
means I am able to carry out EPC/HCR’s to the stipulated standard of ABBE
(Awarding Body Built Environment). I am regulated by the
SAVA accreditation scheme and will be dealing with all EPC/HCR inspections
from start to finish.
- A Energy Performance Certificate
(EPC), which will rate a home's energy efficiency, uses a scale like those
on fridges and washing machines. It includes recommendations on how to cut
fuel bills and reduce carbon emissions, encouraging home owners to make
improvements to the energy efficiency of their home.
- A Home Condition Report (HCR) tells you about the construction
and condition of your home on the date of inspection and, if necessary,
whether further enquiries or investigations are needed. Its aim is to tell
you about defects that need urgent attention or that are serious. It also
tells you about things that need further investigation to prevent damage
to the structure of the building. The report gives condition ratings to
the major parts of the main building but does not mention minor defects
that do not need building work to put them right.
The inspection is non invasive which means that the
HI does not take up carpets, floor coverings or floorboards, move furniture or
remove the contents of cupboards.

A Home Condition Survey is a survey and
report designed specifically for the homebuyer rather than for inclusion in a
Home Information Pack. It has standard terms of engagement and a standard
format. Unlike the HCR it will not be lodged on the central register and is not
subject to any regulation by CLG (Communities and Local Government).It is an
entirely commercial product.
The terms
and conditions are slightly different to reflect the fact that the product is
for buyers only. As a qualified Home
Inspector registered with the SAVA HI Certification Scheme I offer the HCS.
- I will not accept a commission if
there is an actual or perceived conflict of interest. Conflict of interest
is defined as doing work on behalf of family, friends, business partners
and social acquaintances.
